Corporate Appraisal Quality Control Management
Level 1: THE INITIAL APPRAISAL: The Lincoln Appraisal & Settlement Services Appraisal Report starts with an initial inspection conducted by Field Appraisers who are part of our Nationwide Corporate Appraisal Network (NCAN) and are all experienced, licensed and certified appraisers. This Appraisal considers methodology, adherence to USPAP, and client specific guidelines. In addition, each Field Appraiser who has been selected to be part of our Nationwide Corporate Appraisal Network (NCAN) has been thoroughly and carefully reviewed by our in-house Corporate Appraisal Network Evaluation Team to make certain they meet Lincoln Appraisal & Settlement Services high standards of excellence in the appraisal work they perform. Once selected each Field Appraiser must undergo and pass stringent Quarterly Performance Evaluations to maintain their standing and participation in our highly selective Nationwide Corporate Appraisal Network (NCAN). ance Evaluations to maintain their standing and participation in our highly selective Nationwide Corporate Appraisal Network (NCAN).
Level 2: THE CORPORATE APPRAISAL INTERNAL REVIEW TEAM (CAIRT): Every Appraisal Report is forwarded to the Lincoln Appraisal & Settlement Services carefully selected Corporate Appraisal Internal Review Team (CAIRT) who conduct both an Administrative Review and Technical Review on EVERY Appraisal. The Corporate Appraisal Internal Review Team (CAIRT) all work at Corporate Headquarters and are made up of highly qualified licensed and certified appraisers who each average 15+ years of experience. They confirm the Appraisal Report is in compliance with all State, Federal and USPAP regulations, all HVCC standards, and all client specific guidelines, as well as our own high quality standards. Any questions or concerns with the work on the Appraisal Report are addressed promptly and this may involve additional communication directly with the Field Appraiser and/or additional comp analysis and/or refined processes. These cases are usually brought to a resolution quickly and cover the majority of situations where modifications are needed.
Level 3: THE CHIEF APPRAISER: The Chief Appraisers at Lincoln Appraisal & Settlement Services ensure the highest quality Appraisal Report in the industry today. Any issues which are escalated from Level 2 to Level 3 are handled by the Chief Appraiser assigned to your Corporate Appraisal Internal Review Team (CAIRT). The Chief Appraiser is the most qualified individual to address the situation because all have more than 20+ years of industry experience. In addition, the Chief Appraiser, on behalf of the Corporate Appraisal Internal Review Team (CAIRT), handles all "Client Appraisal Reconsiderations" which currently equal less than 1.5% of Appraisal Reports performed by Lincoln Appraisal & Settlement Services. Every effort is made to accommodate the client's request (Client Appraisal Reconsiderations) assuming the modifications allow for full compliance with all applicable State, Federal, and USPAP regulations and HVCC standards.
