In-House QC Review

Each report that is produced for any segment of the valuation or settlement process receives a pre-delivery review by our licensed and specially trained review staff of appraisers, attorneys, or paralegals to ensure conformity with national standards as well as your specific requirements. Our quality control review process ensures a consistent product with solid values on valuations and accuracy on title orders in accordance with your and our stringent guidelines.

Single and Multi Family Appraisals:

All Single and Multi Family appraisals, whether conventional, REO/Foreclosure or FHA are completed nationwide by licensed appraisers who live in the areas they appraise giving them intimate knowledge of the market and valuation trends for their territory. Each appraisal must adhere to all Federal USPAP and State regulations as well as Fannie Mae/Freddie Mac Appraiser Code of Conduct.

REO Appraisals:

Appraisers must be familiar with distressed properties when performing REO valuations. Our appraisers understand that unnecessarily using only foreclosure properties as comparables will lower property values without considering cost to cure and neighborhood factors. You will get the most detailed, accurate and complete report for your organization’s appraisal needs.

FHA Appraisals:

We provide accurate, supportable appraisals performed by professionals with years of experience in the analysis of income producing properties. Our commercial appraisal experience includes apartment buildings, office buildings, industrial buildings, R&D buildings, mobile home parks, residential subdivisions, retail buildings and shopping centers, mixed portfolios, same-use portfolios, mixed-use buildings, and a multitude of other commercial property types.

 BPOs - Residential and Commercial:

A Broker Price Opinion is an independent valuation of what a particular property should list for in order to ensure an adequate sales price with a minimal listing time. These are traditionally performed by a Real Estate Broker in order to estimate an appropriate purchase price for the property on an “As-Is Quick Sale” basis, “As-Is 30-90 day basis” and an “As-Repaired” Basis. BPOs may be ordered as Interior or Exterior, and typically require 3 Comparable Sales and 3 Comparable Listings including photos to be detailed in the report.

Portfolio Quality Control Reviews:

Settlement Services

Lincoln Appraisal & Settlement Services, LLC is committed to providing exemplary service throughout the entire loan process, including notifying our clients of any delays based on findings during the title search. All closings are conducted at the borrower’s convenience, which means we will accommodate the borrower’s schedule, conducting closings at their house if necessary. We understand the importance of customer service, and will make your borrower our priority. When closing a loan, we act as the lender’s agent assuring that your lien position is established and protected. Our dedicated closing staff ensures that all documents are properly executed and all prior liens have been satisfied and discharged. All closing documentation is reviewed by our staff attorneys prior to closing.
